Rules for Leasing an Apartment/Credit Requirements

1.  A lease is required. All children or other tenants under the age of 18 must be listed on the credit application. All tenants over the age of 18 must sign the lease agreement.

2.  A credit check must be passed by all persons wishing to lease an apartment. The non-refundable application fee is $40.00, which is for each person applying over the age of 18 years old and $40.00 for married couples. 

3.  Credit history must be rated satisfactory. We do not accept any applicants with past due balances.

4.  Criminal history must be rated satisfactory. We do not accept any applicants with any criminal offenses.

5.  Previous rental history (payment as well as conduct) must prove to be satisfactory.

6.  One week's guaranteed gross income must exceed or be equal to the amount of rent on the unit for which an application has been submitted.  

7.  Guaranteed employment must be within 60 miles of the desired apartment.

8.  Co-signers are not accepted.

9.  Subletting is not allowed.

10.  No more than two unrelated persons may lease a two-bedroom apartment and no more than three unrelated persons may lease a three-bedroom apartment.

 

When an application is submitted and a move in fee has been paid, this only serves to take the unit off the rental market until the application has been processed and approved by us.

 

If an application is approved by us and you decide you don't want the apartment, your move in fee is forfeited. 

Moving In

Once your rental application is processed and approved we will call or email you to confirm your move in date. The apartment will be painted and cleaned and the carpet will be cleaned before you move in. You will need to come to the Apartment Mart office at 912 N Linden Street on your move in date during our regular office hours to sign the lease and addendums, pay all rent that is due and collect the keys.

 

We do not move tenants in on the following holidays: New Year’s Day, Easter, Memorial Day, Independence Day, Labor Day, Thanksgiving Day and Christmas Day.

Pets

Apartment Mart is a pet-friendly community.  We believe that pet-friendly rentals are important to offer, which is why we have polices to accomodate pet ownership.   If you have any questions regarding the policies below please do not hesitate to call during our normal office hours at 309-827-8576.

 

  1. Tenant agrees to a $500 non-refundable pet deposit which will not be used for payment of damage caused by the pet.
  2. Tenant agrees to a pet rent of $25 per month.
  3. Tenant agrees to register the pet in accordance with local laws and requirements.
  4. Tenant agrees to immunize the pet in accordance with local laws and requirements and provide Agent a copy of the immunization annually.
  5. All pets must be spayed/neutered, and Tenant agrees to provide Agent a copy of verification by their veterinarian.
  6. All pets must not exceed a weight of 30 pounds once full grown.
  7. Pet will not cause danger, damage, nuisance, noise, health hazard or soil the unit, premises, grounds, common areas, walks, parking areas, landscaping, or gardens.
  8. Pet will not be allowed to make excessive noise or engage in threatening conduct which might disturb the other residents. 
  9. Tenant agrees to immediately clean up after the pet and dispose of the waste properly.
  10. Any pet waste that may accumulate in a tray inside the unit will be disposed of properly and promptly.
  11. Tenant agrees to pay for any pest control that results due to having a pet.  (i.e. fleas, ticks, etc.)
  12. Pet will not be allowed out of Tenant’s unit except when under Tenant(s) or, if applicable, Tenant(s) care provider’s direct control and authority.
  13. Pet will not be chained or tied in any way to the exterior of the building.
  14. Tenant agrees to accept full responsibility and liability for any damage, injury, or actions from or caused by their pet and agrees that any damages (whether personal injury or property) attributed to the pet will be paid promptly by the Tenant.
  15. Tenant agrees to immediately notify the Owner/Agent of any personal injury or property damage caused by the pet.
  16. Tenant and any guest or invitee of Tenant shall guarantee and hold Owner/Agent and its employees, harmless from and against any actions, suits, claims and demands, including legal fees, cost, and expenses, arising from damage or injury to any person or property of others by any pet.
  17. Tenant agrees not to leave the pet unattended for more than 24 hours. If the pet is left unattended for more than 24 hours, the landlord may enter the premises of the Tenant, remove the pet, and turn it over to the shelter or other appropriate authorities.
  18. At the end of the lease period, tenant agrees that carpet, doors, woodwork, walls or any other damage caused by pet be repaired or replaced at tenant’s expense to the same standard as date of lease inspection.
  19. Tenant understands that permission to keep the pet on the premises will be revoked if there is a failure to comply with the rules and regulations above or if Tenant permits the pet to become a nuisance and receives three complaints from the Agent. Upon revocation of this notice of this Agreement, the Tenant must permanently remove the pet from the premises within ten days from the date of the notice. Failure to do so will result in the termination of the lease.
Comfort/Service Animal

 

  1. Tenant agrees to register the comfort/service animal in accordance with local laws and requirements.
  2. Tenant agrees to immunize the comfort/service animal in accordance with local laws and requirements and provide Agent a copy of the immunization annually.
  3. The comfort/service animal will not cause danger, damage, nuisance, noise, health hazard or soil the unit, premises, grounds, common areas, walks, parking areas, landscaping, or gardens.
  4. The comfort/service animal will not be allowed to make excessive noise or engage in threatening conduct which might disturb the other residents.
