Maintenance Requests

All maintenance requests can be submitted by calling into the Apartment Mart leasing office during our normal office hours at (309) 827-8576 or you can submit a maintenance request online.

 

Please keep in mind if is not an emergency it could take up to 48 hours to be contacted by a member of our maintenance team.  For maintenance requests submitted on Saturday or Sunday you will be contacted the following week as we only tend to emergencies on the weekends.  

 

Apartment Mart provides 24 hour service to all residents in the event of an emergency.  If it is after our normal office hours and it is an emergency please contact (309) 827-8579 for immediate service.

 

Emergency Situations could be considered any of the following:

  • No heat or a/c
  • Broken or frozen pipes
  • Electrical problems
  • Clogged drains that don’t plunge free
  • Lock-outs ($100.00 charge)
  • Health threatening situations
Wingover Clubhouse

The Wingover Clubhouse is available for Wingover Residents to rent daily from 11AM-4PM and 5PM-10PM for a $150 reservation fee and a $150 damage deposit.  Damage deposit is returned within 10 business days if no damages are found during the post inspection. If you would like to book the Wingover Clubhouse you can stop by the Apartment Mart leasing office during our normal office hours at 912 N Linden St.  For any additional questions please call our leasing office at 309-827-8576.

Wingover Clubhouse Rules and Regulations

 

  • All reservations are FINAL (no refunds or rescheduling allowed) and must be made in person.  A copy of a photo ID is required to reserve. 

  • The rental and use of the Clubhouse is for Wingover residents only.

  • Residents may come in 30 minutes in advance to set up and may stay no longer than 30 minutes to clean up afterwards. Failure to comply will result in forfeiture of deposit and/or inability to rent the Clubhouse.

  • Hanging items from the walls, ceiling or doors is prohibited.  

  • Security cameras cannot be covered for any reason.  

  • No smoking in the Clubhouse or on the pool deck.

  • Remove all items from the refrigerator and freezer and it must be wiped out and cleaned.  

  • All countertops must be cleaned. Sink and microwave must be wiped out and cleaned.  

  • Confetti, confetti poppers and confetti powders are not allowed on the premises, including parking lot, grass, and pool areas.  

  • All tables and chairs must be cleaned.  

  • All floors must be vacuumed and mopped.  

  • No loud music that will disturb other residents using the pool and neighboring units.  

  • The facilities must be left clean and in good condition.  

  • Furniture is to be placed in its original location (Do not slide furniture across the floors if you choose to move it).  

  • All trash will need to be removed and properly disposed of in a dumpster.  

  • Rental is for clubhouse only – not pool or fitness room. NO POOL PARTIES ARE ALLOWED!  

  • The Clubhouse is not to be used for financial gain.   

Pets

Apartment Mart is a pet-friendly community.  We believe that pet-friendly rentals are important to offer, which is why we have polices to accomodate pet ownership.   If you have any questions regarding the policies below please do not hesitate to call during our normal office hours at 309-827-8576.

 

  1. Tenant agrees to a $500 non-refundable pet deposit which will not be used for payment of damage caused by the pet.
  2. Tenant agrees to a pet rent of $25 per month.
  3. Tenant agrees to register the pet in accordance with local laws and requirements.
  4. Tenant agrees to immunize the pet in accordance with local laws and requirements and provide Agent a copy of the immunization annually.
  5. All pets must be spayed/neutered, and Tenant agrees to provide Agent a copy of verification by their veterinarian.
  6. All pets must not exceed a weight of 30 pounds once full grown.
  7. Pet will not cause danger, damage, nuisance, noise, health hazard or soil the unit, premises, grounds, common areas, walks, parking areas, landscaping, or gardens.
  8. Pet will not be allowed to make excessive noise or engage in threatening conduct which might disturb the other residents. 
  9. Tenant agrees to immediately clean up after the pet and dispose of the waste properly.
  10. Any pet waste that may accumulate in a tray inside the unit will be disposed of properly and promptly.
  11. Tenant agrees to pay for any pest control that results due to having a pet.  (i.e. fleas, ticks, etc.)
  12. Pet will not be allowed out of Tenant’s unit except when under Tenant(s) or, if applicable, Tenant(s) care provider’s direct control and authority.
  13. Pet will not be chained or tied in any way to the exterior of the building.
  14. Tenant agrees to accept full responsibility and liability for any damage, injury, or actions from or caused by their pet and agrees that any damages (whether personal injury or property) attributed to the pet will be paid promptly by the Tenant.
  15. Tenant agrees to immediately notify the Owner/Agent of any personal injury or property damage caused by the pet.
  16. Tenant and any guest or invitee of Tenant shall guarantee and hold Owner/Agent and its employees, harmless from and against any actions, suits, claims and demands, including legal fees, cost, and expenses, arising from damage or injury to any person or property of others by any pet.
  17. Tenant agrees not to leave the pet unattended for more than 24 hours. If the pet is left unattended for more than 24 hours, the landlord may enter the premises of the Tenant, remove the pet, and turn it over to the shelter or other appropriate authorities.
  18. At the end of the lease period, tenant agrees that carpet, doors, woodwork, walls or any other damage caused by pet be repaired or replaced at tenant’s expense to the same standard as date of lease inspection.
  19. Tenant understands that permission to keep the pet on the premises will be revoked if there is a failure to comply with the rules and regulations above or if Tenant permits the pet to become a nuisance and receives three complaints from the Agent. Upon revocation of this notice of this Agreement, the Tenant must permanently remove the pet from the premises within ten days from the date of the notice. Failure to do so will result in the termination of the lease.
Comfort/Service Animals
  1. Tenant agrees to register the comfort/service animal in accordance with local laws and requirements.
  2. Tenant agrees to immunize the comfort/service animal in accordance with local laws and requirements and provide Agent a copy of the immunization annually.

Apartment Mart provides high speed internet service for $35 a month with no hidden fees at select properties.

Router is required for Wireless Internet.

Noise

Tenants agree not to play any musical instrument, stereo, radio or television set before 8:00 AM or after 10:00 PM loud enough to be heard by other tenants or violate any regulation of the Board of Health, City Ordinances, or State Laws of whatever nature.

 

You may report noise complaints to the Apartment Mart leasing office at (309) 827-8576 and we will address them accordingly.

Towing

All vehicles parked on Apartment Mart’s property must be in operable condition and have current license plates and tags. Failure to comply will result in notice and/or towing of the automobile at the tenant’s expense.

 

If you believe your vehicle may have been towed please contact Browns Wrecker Service at 309.828.3753.  They are located at 302 Brown Street Bloomington, IL 61701.

Moving Out

You must give a written 30 day notice to vacate prior to moving out of your apartment. Once we process your notice to vacate we will mail the move out checklist to you. It is your responsibility to complete the items on the move out checklist. Once the apartment is vacant and keys are returned to the office we will inspect the apartment.
